Nicole Stines brings over 25 years of student housing expertise spanning both on-campus residence life and off-campus property management nationwide. Her career has taken her through every level of housing operations—from Resident Assistant supervision at small liberal arts colleges to overseeing portfolios of 9,000+ beds across 21 properties as Assistant Vice President of Operations.

Nicole's background uniquely bridges the institutional and private sectors. She built comprehensive residence life programs at Campus Evolution Villages, developed the operational infrastructure for lease-ups at luxury high-rises like University House Communities' 706-bed Midtown Atlanta tower, and managed the complexities of public-private partnerships at the College of Staten Island within the CUNY system. Her portfolio management experience includes tenures at Coastal Ridge Real Estate, Book & Ladder, and Campus Advantage, where she consistently delivered results—taking one portfolio from 76% to 96% occupancy with five properties hitting 100%.

A systems builder at heart, Nicole has authored emergency preparedness plans, CA selection processes, delinquency policies, operations manuals, and training programs that have shaped how teams function across dozens of communities. She holds a Master of Education in Educational Leadership from the University of Alabama at Birmingham and a B.A. in Theater from Barton College.
